Established in 1989 on the banks of the Indian River, Sunrise Village offers a premier living experience within Port St. John, Brevard County. This Phase III development showcases elegant two-story architecture, featuring spacious residences with 2 to 3 bedrooms and multiple bathrooms. These waterfront homes span from 1002 ft.² to 1186 ft.², providing residents with refined comfort and a vibrant community atmosphere.

As a Florida non-profit, our association thrives under the guidance of an elected volunteer Board and the expertise of Clover Key, Inc. Quarterly dues ensure peace of mind by covering water, sewer, cable, and essential exterior insurance.

Resident Bottlenose Dolphins -

 approximately 1,032 Atlantic bottlenose dolphins live permanently in the IRL, 93% never leaving the estuary. They can be spotted hunting along the Sunrise Village shoreline, particularly in the early morning.

Bioluminescence -

 during summer and fall evenings, the lagoon glows brilliant blue-green from dense populations of bioluminescent plankton. Night kayak tours are available locally. Peak season is June through October, best on moonless nights.

Sea Turtles & Manatees -

 the lagoon region attracts some of the highest numbers of nesting sea turtles in the western hemisphere. West Indian manatees are frequently spotted in the warmer months.

Boating & Fishing -

 the shallow seagrass beds provide critical nursery habitats for game fish, making Port St. John a premier inshore fishing destination. The PSJ Public Boat Ramp at 6650 N. Cocoa Blvd is minutes from Sunrise Village — free, 2-lane, 40 parking spots.

Estuary of National Significance -

 the IRL is designated by the EPA as an Estuary of National Significance and an Outstanding Florida Waterway. Brevard County contains 71% of the lagoon's total surface area.


Kayaking & Paddleboarding -

 the calm, shallow waters make the lagoon ideal for non-motorized water sports. Access points including Parrish Park (north) and Ketcham Park (south) offer additional launch options.
